Right to a refund / overpaid advances? Forget it! At least in my case... No or almost no consumption and yet they continue to charge advance payments for 2022 (311 euros) when gas prices were sky high without giving you anything back later... If you want, you don't get into financial problems and later Borrow money to eat, stay away from the syndic or better sell your apartment.

You should check who gave it all 5 stars, I looked it up and most of them are employees of the company and the others are probably family or friends. So they are fake reviews, even then they score poorly.
In the Netherlands this is punishable, but in Belgium everything is allowed
Not a drop of water has been used for years (vacancy), yet they charge the full amount. For work on the building with 4 apartments, 1 of which belongs to a person of + 90 years old, they send a larger invoice than to the rest, on the assumption that it is the won't notice anyway.

They should delete the 5-star review from their worst employee. Surprised that this business still has the necessary permits. I assume no one wants to put in the time to file a report. I certainly don't.

I regularly meet with this syndic and work with Seppe or Kevin. Both lead the meetings in a professional manner and always implement what was agreed at the general meetings. As a syndic, they have the necessary premises to ensure that the meetings take place in an orderly manner.

Very important work was necessary in our building, with the risk that if it did not happen, we would be left with 10 apartments without heating, many emails and telephone calls later, people are already laughing, but yes, you did not request that by registered mail. Apparently it doesn't matter that we are in the cold. Annual settlement for a building of 10 apartments took until version 7 before we could approve them, how difficult can it be.
If you want to save yourself and fellow owners misery, my advice is to look elsewhere.
